Get your EICR certificate Beckenham
An EICR is a qualified electrician’s report on the condition of an electrical installation. It’s a formal report that’s generated after an engineering assessment of an electrical installation in a building or HMO. It must be done by a certified electrician or an electrical engineer who has been approved. In Beckenham, we offer EICR Certificates.
What is a landlord electrical safety certificate?
Electrical testing rules for landlords have changed, and you must now test your home every five years. A certificate in the form of a written report, generally an Electrical Installation Condition Report, is required (EICR).
How often do you require an electrical safety certificate from your landlord?
Landlords are required by law to have their electrical installations inspected and tested by a skilled and competent person at least every 5 years which means a new EICR report.
Landlords are required by law to have their electrical installations inspected and tested at least once every five years. Throughout the tenancy, electrical safety standards (the 18th edition of the Wiring Regulations) must be met.
The 18th edition of the UK Wiring Regulations went into effect in 2019, so if a landlord already has an EICR report for a property that was completed after that date and has met all of the Regulations’ other requirements, they won’t have to have another inspection for another 5 years, as long as the report doesn’t state that the next inspection should be done sooner.
Existing installations that were built in line with previous editions of the Wiring Regulations may not be fully compliant with the 18th edition. This does not necessarily imply that they are unsafe to use or that they need to be upgraded.
Checking previous reports and determining whether the electrical installation meets electrical safety regulations is a useful practice for landlords with existing reports. Landlords should also call the inspector who issued the report to confirm that the installation meets electrical safety regulations.
An EICR Certificate is a simple, quick, and low-cost way to document and/or validate the present health of your electrical system. For all household, commercial, and industrial electrical installations, it is a legal necessity.
